Share this guide with your sellers before every shoot. A well-prepared home means better photos, faster - and a listing that stands out from day one.

Ready Before We Arrive

The home should be completely photo-ready before the scheduled arrival time. Cleaning, picking up, moving items, and last-minute staging should already be finished so the shoot can run smoothly and stay on schedule.

  • Turn on every light and lamp before the photographer arrives.
  • Open blinds and curtains, turn ceiling fans off, and make sure every room is accessible.
  • Move cars out of the driveway and away from the front of the home so they are not in exterior photos.
  • Secure pets and remove pet bowls, beds, toys, and litter boxes from view.
  • Shoots tend to go faster when owners are not present because rooms, reflections, and walkways stay clear.
  • If owners stay, they should remain fully out of photographed areas so we can work efficiently for every scheduled client.
Exterior
Mow, edge, and rake the lawn
Trim bushes, shrubs, and hedges
Sweep driveway, sidewalks, and front porch
Remove all vehicles from the driveway
Bring in trash cans and recycling bins
Remove garden hoses, lawn equipment, and tools
Clear children's toys, bikes, and sports equipment
Clean exterior windows and door glass
Stage outdoor furniture and clean cushions
Remove political signs, flags, and personal decor
Clean pool area and remove toys/floats if applicable
Kitchen
Clear all countertops completely
Store or hide small appliances (toaster, coffee maker, etc.)
Remove magnets, papers, and art from the refrigerator
Clear the top of the refrigerator
Put away dish racks, soap dispensers, and sponges
Clean the sink and polish the faucet
Wipe down all stainless steel appliances
Remove pet food and water bowls
Clean interior of glass cabinet doors if visible
Living Areas
Declutter all surfaces - less is always more
Fluff and arrange sofa cushions and throw pillows
Hide remote controls, cords, and cable boxes
Clear coffee and end tables (leave minimal decor)
Remove excess furniture to open up the space
Open all blinds and curtains fully
Turn on ALL lights and lamps before photographer arrives
Replace any burned-out light bulbs
Vacuum carpets and clean visible floor areas
Bathrooms
Close all toilet lids
Clear countertops of personal care items
Replace regular towels with fresh, neatly hung towels
Clean mirrors and remove water spots
Put away razors, toothbrushes, and medications
Replace toilet paper rolls with fresh ones
Remove trash cans from view if possible
Clean shower glass and tub area
Remove bath mats if they're worn or mismatched
Bedrooms
Make all beds neatly - smooth out wrinkles
Arrange and fluff all pillows
Clear nightstands of personal items
Hide phone chargers and cords
Close or organize closet doors
Remove personal photos and memorabilia (optional)
Vacuum or sweep floor and under bed edges
Remove extra furniture, boxes, or storage items

Pro Tip: The single biggest difference between good photos and great photos is preparation. A home that's been properly staged and de-cluttered can sell up to 2x faster. Send this checklist to your sellers at least 48 hours before the shoot so they have time to prepare - you'll notice the difference in the final images.
